should I hire you as my property manager? If you are looking for professional service
with a company that is very knowledgeable about the
rental market they handle and are seeking to find a
company which takes care of all aspects associated with
renting your properties we may be a good fit. We do
work better with individuals who are not looking to
be involved in the day to day decision making but rather
want a company who will handle this and keep them informed
of anything major that needs to be dealt with.
How are repairs that need
to be dealt with handled? We work with a network of vendors who handle
all maintenance and repairs needed for the properties.
We will take care of all issues that need to be handled
which are under $300 without owners consent and will
forward invoice directly to owner with no mark-up. If
over $300 (non emergency) we will contact owner and
discuss situation before moving forward.
Do you hold money back in to pay for repairs? Yes, we hold $300 in your account so that we
may pay our vendors quickly.
Can you find/screen tenants
for my property?
Yes, we do have a tenant placement program which is
a part of our full service management package. If you
are simply looking for a tenant and do not wish to utilize
full service at this time, that is also an option that
is available.
How informed will I be about
what goes on with my property? You will receive a user
name and password that allows you 24/7 access to
your account directly on our website. All rents and
deposits received along with any maintenance and repair
items will be shown on your account. If anything else
happens that will affect your ordinary cashflow i.e.
loss of tenant, non emergency repair over $300 you will
be notified immediately. Of course if you have any questions
or concerns you are always welcome to contact the property
manager directly.
